Moisture vapor transmission. or MVT, is the process by which water vapor from the ground moves upward through concrete slab. Because concrete is porous, it acts like a sponge—absorbing moisture from the surrounding soil and gradually releasing it as vapor. The vapor wick up the slab and presses up against any coating applied to the concrete.

Over time, that invisible pressure can cause real and expensive damage:

  • Bubbling or delaminating coatings
  • Staining and discoloration
  • White powdery residue (efflorescence)
  • Cracking in freeze-thaw climates when trapped vapor freezes

This kind of moisture damage is more common than you might think, especially in garages where moisture naturally accumulates. Without proper moisture mitigation, even premium coatings can fail.

Our 2-day installation garage flooring system starts with a 100%-solids, moisture-mitigating epoxy base coat—a dense, thick layer that penetrates deep into the concrete and cures into a powerful moisture barrier.

The moisture-mitigating epoxy base forms a chemical bond with the concrete. Water- or solvent-based epoxies, or quick-cure polyurea and polyaspartics, evaporate and leave behind thinner films; conversely, a 100%-solids, moisture-mitigating epoxy cures slowly and retains its full millage.

After application of the moisture-mitigating epoxy (and applied full-flake blend) is allowed to cure overnight, we then apply two separate 100%-solids polyaspartic topcoats. These highly cross-linked, dual top layers provide:

  • UV stability
  • Chemical and impact resistance
  • Resistance to hot-tire transfer
  • A beautiful, easy-to-clean finish

Together, this 4-layer system ensures your garage flooring looks great—and stays that way—even in high-moisture environments.

Why 1-Day Garage Flooring Systems Don’t Hold Up

In contrast, “1-day” coating systems use quick-cure polyurea or polyaspartics as both the base coat and topcoat. While these products are unmatched as top coats, they’re simply not suitable for forming a true moisture barrier. They cure far too quickly (especially in the presence of moisture) to deeply bond with the concrete slab. In addition, they can only be applied thinly, leaving a “1-day” coating system vulnerable to vapor pressure.

That means MVT (and resulting hydrostatic pressure) can lead to bubbling, cracking, or peeling of the coating system over time. Fast isn’t better when it comes to garage flooring—it’s just riskier. It’s speed over quality!
